According to the master plan, there will be eight buildings here. The core of the development consists of enclosed blocks of varying heights. Their height decreases as they approach the river. We have placed dominant towers at the corners of the site.
The conceptual axis of the block is a wide main street lined with tall trees. They create shade and serve as noise and dust protection screens. This is the focal point of the main pedestrian and transport flows, towards which we oriented most of the commercial premises. From here, residents can turn onto quiet neighborhood streets and reach the inner courtyard square — another point of attraction.
The foundation of the landscaping concept for the first three towers is based on the principles of Scandinavian naturalism, developed by landscape architect Piet Oudolf. This Dutchman considered gardens with neatly trimmed lawns and rectangular flower beds to be unnatural. For him, the ideal was a wild park, living its own life, as if created without human involvement. We decided to create something similar in the courtyard, thus linking the residential space with the natural landscape.
Among the dense shrubs and grasses, birdhouses and insect hotels will appear. This solution will support biodiversity, allowing residents to fall asleep to the chirping of crickets and listen to the calls of waxwings.
In addition to relaxation areas and workout zones, we have designed children's playgrounds here. All the equipment is made of wood. This material is resistant to temperature fluctuations: it does not freeze in winter and does not overheat in summer.
We plan to move particularly noisy activities outside the courtyard so that after a workday, you can fully relax. The landscape architects also intend to create a small community garden in the area of the block, where greens, vegetables, berries, and flowers can be grown.
Terraces allow for a variety of living scenarios in an urban apartment. Those located on the first floors are surrounded by a living hedge. This solution enlivens the space around the house and creates a close connection with the landscape. In summer, you can organize a dining area here and, without being distracted from your tasks, watch your child play in the yard. In winter — set up a Christmas tree and build snowmen. An apartment with such a layout is also suitable for those with pets: your pet will have its own space too.
On the top floors, we designed two types of terraces: narrow walking ones and deep corner ones. They are protected from precipitation, so even in the rain, it will be pleasant to have breakfast while enjoying the view of the river or read while lounging in a hammock.
If you love hosting guests — place wicker furniture and an electric grill on the terrace to hold barbecue parties on weekends. If you have children — equip a play area for them with an inflatable pool. Don’t miss strawberries and vegetables from the garden — organize a mini-garden or a small orchard. All you need is a couple of pots and a little patience.
The buildings include underground parking. In its finishing, we used materials similar in texture and color to those used in the entrances, thus emphasizing the equal importance of all common areas. We “hid” the engineering networks by painting the walls and ceilings in dark tones. To make the space more welcoming and aesthetic, we added warm interior lighting and decorative partitions.
